1 kanal house construction in DHA Bahawalpur
A 1 kanal house is a large brief. In possession that size is in Sector A, mainly in Sector B, in Sector D, entirely in Sector N, and along Main Boulevard on Iqbal Avenue in Sector F. Orchard Enclave has 1 kanal residential plots in possession as well. Sectors G, H, J, M and P are 1 kanal and are not in possession. This is a size guide, not a list of free plots.
A kanal house is not a stretched 10 marla plan. Extra land is easy to waste on passage. This guide stays off rates. A figure comes after a visit or from the calculator page, not from this article.
Typical layout considerations
One kanal can carry a ground-floor drawing room, a separate dining room, a working kitchen, a parent suite, and a stair that arrives in a hall rather than a corridor. Upstairs, four bedrooms are a common ask. They fit when the baths are stacked and the passage is short. They do not fit, comfortably, if every room must also have a dressing room and a sitting area.
A front lawn, a family court and a service yard are three different outdoors. One leftover strip makes a house of corridors. Put the family court in the light, and the service yard by the kitchen.
Two covered cars are a reasonable brief. A third car or a basement ramp has to be drawn against the gate. Servant rooms need a bath and a separate entry. West-facing glass heats the ground floor, so a verandah is the usual shade.
How the work proceeds
1. Enquiry
Tell us the sector, that the plot is 1 kanal, and whether it is possession or non-possession. A room list and a car count are the brief.
2. Visit
Levels, a corner, boulevard frontage and the neighbour's build all change the plan. We will not invent a site condition we have not seen.
3. Layout
Family rooms, guest rooms, service rooms, courts and cars are agreed as one house. A 2 kanal plot, including in Orchard Enclave, is a different drawing. Say so.
4. Drawings
Plans, sections through the courts, and elevations are discussed in draft. None of those sheets is an approval by itself.
5. The DHA file
DHA Bahawalpur requires house drawings before construction. We prepare them when you instruct us. We do not name forms we have not been given, and we do not mark a set approved. The allottee, or a person they authorise, submits and keeps the receipt.
6. Build and handover
Setting out, foundations, grey structure, roof, then finishes and services. The finish list is written separately. Handover is storey by storey. No month count is published here.
What you provide
Plot papers, the sector, and a clear 1 kanal size. If it is the Iqbal Avenue side of Sector F, say that. The University wall side is 8 marla. State possession or non-possession.
Add who lives there, who needs the ground floor, how many cars, whether you want servant rooms, a phone number, and who can open the site.

Who submits drawings to DHA?
The person entitled to deal with the plot, or someone they authorise. We can prepare the drawings. Acceptance of those drawings is DHA Bahawalpur's step, not a line we add to the sheet.
